Booking

• A booking form must be submitted along with a non-refundable deposit of 30% of the total rental cost.
• The remaining balance must be paid at least 8 weeks prior to arrival. Failure to do so may result in cancellation and applicable charges, or a late payment fee of up to 2% of the outstanding amount.
• For bookings made within 8 weeks of arrival, the full amount is due at the time of booking.
• Payments are accepted via bank transfer in euros (€).
• Payments made by third parties (e.g. other guests in your group) are accepted, provided they are clearly identified as part of your booking.

Cancellation Policy

• All cancellations must be communicated in writing via email or post. Verbal cancellations are not accepted.
• The initial deposit is non-refundable. If cancellation occurs 8 weeks or more before arrival, no further charges apply.
• For cancellations made less than 8 weeks before arrival, the following charges apply:

Cancellation Fee, Days Before Arrival:

56+ days Deposit only
42–55 days Deposit + 25% of balance paid
29–41 days Deposit + 50% of balance paid
8–28 days Deposit + 75% of balance paid
7 days or less 100% of total cost

• We reserve the right to cancel any booking. If we must cancel for any reason, all payments will be refunded in full.
• Guests are responsible for ensuring their travel insurance covers any potential losses due to cancellation.

Security Deposit & Insurance

• A €500 security deposit is required with all bookings. This serves as coverage for any damage or loss to the property, its fixtures, or contents.
• The deposit should be paid separately along with the final balance.
  Your liability is not limited to the deposit amount, so please ensure you have adequate insurance.
• After inspection by our property caretaker, the deposit—minus any applicable deductions—will be refunded after your return home.
